The first step in owning a new Home is probably the most important. Finding a good location is essential as it will determine a lot of the costs and options that will be available to you.
1. If the location is a Mobile Home Park, then make sure that the maximum dimensions for the space being looked at is known.
2. If the location is Land, then make sure a Manufactured Home can be placed there.
3. If the Home is intended as a second dwelling on a property that already has a Home, then find out from the city/county the maximum size allowed.
The next step is probably the most fun!
1. Find your favorite floor plan.
2. Pick options/colors to personalize your Home.
3. Make sure the Home is the correct dimensions/square footage for the site where the Home will be located.

1. At this stage, 21st Mortgage may approve 100% financing (depending on your credit score) and may also finance your Land, as well. Click on our Finance section to be sent to 21st Mortgage's online application.
2. Elite Manufactured Homes can also help with obtaining permits. Getting permits can vary in difficulty and expense and, in some cases, be time consuming and frustrating.
3. The site where the Home will be placed will need to be ready before the Home arrives at the location. Any utilities that need to be run and all requirements for obtaining permits need to be completed before the Home can be delivered.
Once all the financing paperwork is completed, it's time to place the order for your new Home!
1. Make sure all the financing, permits, and site preparation are ready. Review the Home order in detail to make sure it is exactly how you want it. All setup and install quotes will be finalized in this step, as well. A final Home order and setup invoice will be provided for a final sign-off.
2. Once the Home is ordered, it generally takes 50-65 days for the Home to be move-in ready. It may be sooner, but all timeframes are based on factory production line. A current production timeframe will be given at order placement. This timeframe is also affected by install, setup and final stage options the Customer has requested. Each county is different with their own county codes, as well. Through our setup process, we will ensure your Home is setup according to your county code. Our Install Team will inspect the location and itemize and detail each line item necessary to ensure the job is completed correctly the first time. This setup price will be included in the final order invoice for your Home before you commit and sign off on the final order. No Hassle pricing and No Surprises in your invoice!
Once the Home is built, it's time to pack it up and transport it to your location. We are with you every step of the way making sure that you are 100% satisfied with the installation and finish of your new Home.
1. Once the Home is completed, it will be delivered to the site and installed.
2. After installation, the utilities will be connected (water and sewer stubs should be in place before install), the A/C will be installed, and the steps will be installed (or decks will be built to county code).
3. During the final walkthrough, the Customer will review the Home to ensure everything is to your standards.
4. Once everything is signed off, a final inspection will be ordered from the city/county. After the Home passes inspection, you can move in immediately!
Pricing will always vary depending on what options the Customer chooses, Lot distance and Lot condition. With 21st Mortgage financing, install and setup costs can be included in the financing. Before delivery, our 3rd Party Install Vendor will physically go to your site and inspect the Lot to make sure the type of Home you are purchasing will be able to be placed there. Other factors such as Lot Condition (trees, Lot level, etc.) will also play a role in Install pricing. Our 3rd party Install Vendor will provide an Install/Setup quote before any Home is ordered. This price will be added to the FINAL invoice and is the last step before ordering your Home. Options may include:

These average prices may be lower on the FINAL invoice and will always depend on what options the Customer chooses, Lot distance and Lot condition. The total price, including Install and Setup, will be on the FINAL invoice for Customer sign off before any Home is ordered.
